31% occupied, worth NIS 553 million: the station in numbers

Station news

Bizportal looked at the numbers behind the station.

  • Value goes up while business goes down. In Airport City’s 2025 report, the station is valued at about NIS 553 million, up from about NIS 490 million a year earlier. At the same time, only 31% of the commercial space is occupied, and operating income fell from about NIS 35 million to about NIS 21 million. The value rises because of the building rights expected after the buses leave, not because of what happens inside.
  • Shop owners are fighting back. 257 shop owners objected to the city’s new master plan. They say parts of the building are sealed off and that they lose at least NIS 52 million a year (their own appraiser’s figure). A class action of about NIS 190 million, filed in 2025 against the owner and the management company, claims overcharging and neglect. The court hasn’t ruled yet.
  • Where the buses will go. The temporary terminal at Mikveh Israel will take about 41 dunams. It should handle about 60% of the station’s bus traffic and open in 2031, 2032 at the latest. Where the remaining 40% will go is still unclear.

In short: the station will most likely keep working for at least five more years.
